Aircon Chemical Wash with High-Pressure Steam

When dust and grime have caked onto the coil, normal servicing can only clean the surface. Our chemical wash applies a coil cleaning solution that breaks down the build-up, then flushes it out with high-pressure steam. The fan coil stays on the wall, so it is quicker and cheaper than a full chemical overhaul, yet it brings back much of the lost cooling.

When you need it

Signs it is time for chemical wash

Aircon not cold enough

A coated coil cannot absorb heat well. A chemical wash strips that coating so the coil works properly again.

Water leaking from the aircon

Grime and slime block the drain tray and pipe. The wash and flush clear the path for the water.

Strong odour after servicing

If the smell comes back soon after a general service, the dirt is deeper in the coil.

Unit has not been washed in over a year

Even with regular servicing, a yearly chemical wash keeps the coil clean all the way through.

Our process

How we do it, step by step

  1. Cover the unit

We wrap the unit and protect the wall, floor and electrical parts.

  2. Apply the chemical

Coil cleaner goes onto the coil and is left to dissolve the build-up.

  3. Steam flush

High-pressure steam washes the loosened dirt out through the cover.

  4. Reassemble and test

Filters and panel go back on, and we test the airflow and cooling with you.

FAQ

Chemical Wash questions

What is the difference between chemical wash and chemical overhaul?

A chemical wash cleans the coil and blower while the unit stays on the wall. A chemical overhaul takes the fan coil down and dismantles it, so every part, including the drain tray and blower wheel, is soaked and scrubbed. An overhaul is more thorough and costs more.

How often should I do a chemical wash?

For most homes in Singapore, once every six to twelve months, with general servicing in between.

Is the chemical safe for my home?

We use coil cleaning chemicals made for aircon, and the protective cover keeps the run-off away from your furniture. We rinse the coil thoroughly with steam afterwards.

Can a chemical wash fix an aircon that is not cold?

Very often, yes, because a dirty coil is the most common cause of weak cooling. If the coil is clean and the unit is still not cold, the problem may be refrigerant gas or a part, and we will tell you what we find.
